Skim Coating & Level 5 Finish in NYC
Skim coating applies a thin layer of compound over the whole wall so ripples, patches and texture disappear. A true Level 5 surface is what high-sheen paint, Venetian plaster and wallpaper need. Our in-house crew does the work.
What a skim coat is
A skim coat is a thin layer of joint compound or plaster spread across an entire wall or ceiling, then sanded smooth. Where patching fixes individual spots, skimming resurfaces everything, so the wall reads as one flat plane.
What ‘Level 5’ means and when you need it
Drywall finish levels run from 0 to 5. Level 5 is the highest: in addition to taped and finished seams, a skim coat covers the entire surface so no seams, fasteners or tool marks show, even under raking light or a glossy paint.
You do not need Level 5 everywhere. Flat paint on already smooth walls may be fine at a lower level. For deep colors, sheen or specialty finishes, it is worth it.
Signs your walls need skimming
Walls tell you when patching is not enough.
- Wavy or rippled plaster that you can see when light grazes the wall
- Damage left after wallpaper removal
- Texture such as orange peel or knockdown that you want gone
- Planned deep colors or glossy paint
- Many old patches that show through paint
Our process
Skim coating is a sequence, and each step affects the next.
- Assess the wall and agree on the target finish level
- Repair cracks, holes and loose areas
- Apply the skim coat
- Sand smooth with dust control
- Prime so the surface is ready for finish
Skim before finishes: paint, plaster, limewash and wallpaper
A smooth base changes the result of everything applied over it. Under paint, it gives crisp, even sheen. Under Venetian plaster, it prevents ripples reading through the polish. Under limewash it keeps texture intentional rather than accidental, and under wallpaper it lets seams lie flat. For regular repainting, see interior painting.
Dust control and timeline in an occupied apartment
Sanding creates dust. We protect the space, seal off the work area, use dust control and clean daily. A room is usually done in stages because compound needs time to dry between steps; we confirm the schedule in the estimate.
Cost drivers
The main drivers are the condition of the surface, the area, whether ceilings are included, and how many coats are needed to reach the finish level. We quote in writing after seeing the walls or photos. For background reading, see why textured walls are trending and how to properly remove wallpaper.
Frequently asked questions
What is a Level 5 finish?
Level 5 is the highest drywall finish: a thin skim coat over the entire surface so no seams, fasteners or tool marks show, even under raking light or gloss paint.
Do I need a Level 5 finish for regular paint?
Not always. For flat paint on smooth walls a lower level can be enough; for deep colors, sheen or specialty finishes Level 5 is worth it.
Can you skim over old plaster or textured walls?
Yes after repairs; heavy texture may be scraped first.
Is skim coating messy?
Sanding creates dust. We protect the space, use dust control and clean daily.
Can you skim ceilings?
Yes, including cracked or textured ceilings.
