Apartment Painters in Manhattan: Co-ops, Condos & Pre-War Homes
We repaint Manhattan apartments in co-ops, condos and pre-war buildings. We plan around board rules, service-elevator hours and occupied homes, and our crew does the plaster repair and smoothing that older walls need before paint.
Painting in co-ops, condos and pre-war buildings
Painting an apartment in Manhattan is as much logistics as it is paint. Every building has its own rules, and every era of construction has its own wall problems. We have set up our process around both.
Co-ops and condos usually control when work can happen, how materials come in and what paperwork the building needs. Pre-war buildings add plaster walls, many layers of old paint and, often, steam radiators. We plan for all of it in the estimate, not after the job starts.
Building logistics: board approval, service elevator, work hours, paperwork
Share your building’s alteration or work rules when you request an estimate. We build the schedule around the hours the building allows and the service elevator booking, and we prepare our side of any paperwork the building asks for. Board approval itself is between you and your board.
- Work hours and quiet-hour limits
- Service elevator booking and material delivery
- Floor and hallway protection requirements
- Building paperwork from our side
Pre-war plaster: cracks, layers of old paint, steam-radiator walls
Plaster walls in older buildings move with heat and humidity. Hairline cracks return, patches from past repairs show through, and walls behind radiators can be rough from decades of paint buildup.
We repair cracks and failed patches first and smooth the surface so paint does not telegraph the defects. When a wall is beyond patching, a full skim coat gives a flat, even base.
Occupied or vacant: move-in, move-out and listing prep
We paint apartments that people live in and apartments that are empty. In an occupied home we protect floors and furniture, work room by room and clean daily. In a vacant apartment, such as a move-in repaint, a turnover or listing prep, we can move faster and work in larger sections.
If you are preparing to sell or rent, tell us your timeline when you request the estimate so we can schedule accordingly.
Prep and finishing in house: plaster, skim, Level 5 ready surfaces
Our crew does the plaster work, skim coating and sanding itself, then paints. That means the person who prepared the wall is accountable for how it looks under paint. For specialty looks we apply Venetian plaster and limewash on the same prepared walls.
